Cancellations

Your reservation may be canceled with a full refund up to 7 days prior to arrival. A 50% refund is available for bookings cancelled up to 2 days prior to arrival. No-shows and cancellations within 48 hours of your check-in date will be billed the entire reservation total. Our property is bordered on all sides by forest, so there is a chance of wildlife wandering onto the property. The creatures include and are not limited to: frogs, mice, raccoons, squirrels, possums, spiders, cicadas, etc... While we make every effort to keep wildlife outside of our lodgings, occasional incursions do occur. No refunds will be issued due to the appearance of wildlife.

Pet Policy

We are pleased to offer pet-friendly accommodations under specific terms and conditions. As a guest of a Timberroot Rustic Retreat, you agree to adhere to the following policies.

‍

A fee of $35 applies if you wish to have your pet accompany you during your stay with us. Your pet must be approved and added to your reservation in advance to your stay. No pets over 50 lbs.

‍

The $35 fee is a one-time, per pet fee that must be collected in advance of your stay. We allow up to 2 pets. The one-time fee for 2 pets is $50.

‍

Pets are not allowed on any furniture or bedding. Therefore, all pets must be crated overnight and crated when left unattended for any amount of time. You have the option of reserving a pet crate for the entirety of your stay for $15. Please contact Guest Services to arrange your rental.

Your pet(s) must be leashed at all times when outside on the property. All waste must be picked up and disposed of. No aggressive dogs are allowed on the property.

The pet owner is responsible for all damages or injury caused by their pet during their stay.

‍

Pets are not allowed at certain lodgings on the property. Please reference your reservation for policy-specific details regarding your lodging.

If there is evidence of non-compliance with the policies stated above, penalty fees will apply. Common examples of non-compliance and corresponding penalty fees are listed below. The list is by no means exhaustive or exact. Management reserves the right to assess each situation differently and use discretion when applying damage or penalty fees.

• $70 Failure to add your pet to your reservation
• $70 Evidence of pet on bedding or furniture (excessive pet hair)
• $100 Evidence of pet within a lodging that is not pet friendly
• $70-$500+ Damages to lodging, furnishings, equipment, etc that must undergo cleaning or replacement. (ex. chewed door frames, soiled bed sheets, excessive pet hair on bedding or furnishings)

We realize that accidents happen so please contact Guest Services immediately if a situation arises and damages occur.

To ensure the comfort and well-being of all our guests, we reserve a portion of our cabins as pet-free. This policy is in place out of consideration for those who have severe allergies to pets. We understand that allergies can be quite challenging, and we want to create a welcoming and safe environment for everyone.

No smoking

Smoking, vaping, and the use of electronic cigarettes is not permitted inside of any Timberroot property.

Smoking is permitted outside or on uncovered decks. Guests must ensure that windows and doors are closed so that the smoke/vapor does not enter the building. Smoking/Vaping is not permitted in community spaces.

Cigarette butts should be fully extinguished and disposed of properly in exterior trash receptacles. Any evidence of smoking/vaping or smoke/vapor damage or odor inside the property or cigarette damage/debris on the exterior of the property during your stay will result in a minimum $150 fine.

Fireplaces, Fire Pits, and Grills

Fire pits, fire table, fireplaces, stoves, and other combustibles at their own risk. All grills, fire pits, and fires should be kept contained. Guests are responsible for ensuring that all fires are completely extinguished after use.

Media/Event Use Restriction

Timberroot accommodations may not be used or reproduced for, or as part of, any online listing, photographic production, television production, movie/film production, wedding event, party, or in any other way in which our property becomes a setting for amateur or professional use of producing, staging, or otherwise, without Timberroot’s express written consent.

No Parties or Events

This rental may only be used for overnight lodging accommodations and may not be used for weddings, parties, bachelor/bachelorette gatherings, conferences, corporate events, business dinners, cocktail parties, unless specifically permitted by Timberroot management. Only Guests associated with the reservation are allowed on premises at any time. Failure to abide by this policy may result in additional fines and/or eviction from the property.

Pool, Spa, & Hot Tub

Pools, spas, and hot tubs are used at your own risk. Children and any adults requiring supervision must be supervised by a responsible and able-bodied adult at all times. Guests should ensure that the spa is covered when not in use. Complete Hot tub, Pool, and Spa rules are posted at each facility. Guests are responsible for abiding by all posted rules and regulations.
